Guests have access to the community pond, communal fire pit and ocean views observation deck. Public beach access is 400 yards away.
Guests will have full access to the entire house and below it, with the exception of the locked owner's closet located in one of the bedrooms (please do not tamper with the lock).
Your satisfaction is our top priority! We are available via VRBO Messenger should you have any questions or concerns during your stay. We will check on you (through the app) after you arrive... other than that we like to give you space to enjoy your stay :)

- Pool is open from 10:00 a.m. to 9:00 p.m. Please follows ALL rules that are posted at the pool.
- Please use the outdoor shower when returning from the beach to limit the sand brought into the villa.
- This villa is only accessible by stairs.
- This villa is built on stilts for safety purposes. It is meant to have some flexibility so you may notice slight movement or swaying from time to time. Just go with the flow :)
- This community is brand new and some construction is still underway. Therefore, you may see/hear ongoing construction during the weekdays.
-NO LIFEGUARD at the Community Pool & Playground. GUESTS MUST FOLLOW ALL POSTED RULES AND REGULATIONS. SWIM AND PLAY AT YOUR OWN RISK.

ABSOLUTELY NO: SMOKING, PETS, PARTIES, DRUGS, OR UNAUTHORIZED FIRES (even candles). You may be asked to leave and charged a $300 fee (plus damages), thus forfeiting the entire payment for this reservation, if you break any of these rules:
NOTE: This is not the house for you if you are planning to have a party! We have neighbors that are full-time residents here and the quiet hours from 10:00 pm to 8:00 am are enforced.
NO SMOKING INSIDE OR ON DECK: Please refrain from smoking or vaping in the house or on the deck. A $300 cleaning fee will apply for any violations. Please use the designated smoking area near the grill and use the red bucket to extinguish butts if needed.
All guests must be 21+ (children with parents are allowed).
This villa sleeps 6 people MAX.
No late check out or early check in. If you arrive early or depart late there will be a $100 charge per. Our cleaners need enough time to prepare cabins for the next guests and we appreciate your understanding. Please note that there is no daily housekeeping service.
No refunds for weather/natural disasters/power outages/other things that are beyond our control. We always recommend travel insurance for this reason.
Pets are NOT allowed. If you sneak in a pet of any kind you will be charged a fee and you will be asked to leave without a refund.
This villa has outdoor cameras for security purposes only. NO cameras inside the property. These cameras are in place for your protection. If you touch or tamper with the cameras you will be asked to leave the property immediately!
