The house is large (approximately 100 square meters), welcoming, and features the distinctive features of a typical Venetian home: original wooden beams in the ceilings, bright arched windows, and beautiful parquet floors.

One of the two bedrooms has a spacious walk-in closet with sliding doors, while the other has an en suite bathroom.

Both bathrooms have spacious showers.
Each bedroom and each room has independent heating and air conditioning.

-THE KITCHEN is fully equipped with a toaster, drip coffee maker, dishwasher, and microwave. Once you arrive at our apartment, you'll immediately notice the convenience of the amenities available to you. On the ground floor, you'll find a quiet restaurant serving traditional Venetian cuisine, an ice cream parlor, a mini market, and a self-service laundry (H24), ideal for making your stay even more convenient. A large "COOP" supermarket is also just a 3-minute walk away.
In the immediate vicinity we also find, a baker's, a greengrocer's, various shops and cicchetterie.
The main vaporetto station of San Zaccaria - San Marco is just 150 meters away. It is the most important crossroads because from here, all the Vaporetti arrive and depart for every direction, including for the airport.
The house has all the features that will make your stay cozy and with a warm and family atmosphere.
The apartment is in a convenient area to access all the most famous attractions of Venice (from Piazza San Marco, with its marvelous Basilica, to the modern art exhibition of the Biennale).
The apartment is just 5 minutes from San Marco, 5 minutes from San Zaccaria, 1 minute from Santa Maria Formosa, 8 minutes from Rialto and much more.
Near there are many pubs and restaurants.
Very important: it is in the center of Venice, but it is absolutely in a quiet and peaceful area.
Just 30 meters away you can visit the famous "Grimani" history palace and the famous and ancient Malipiero Palace
Just 50 meters away is the Piazza (Campo) of Santa Maria Formosa with its famous Basilica.
Just 200 meters away there is a large Market-Coop always open continuously.
The beach (Lido) can be reached in just 10 minutes.
ADVICE TO ARRIVE TO THE APARTMENT:
A) - TRAIN (SANTA LUCIA)
If you arrive by TRAIN (Santa Lucia Station) you have to take the Vaporetto LINEA 2B which runs every 10 minutes in front of the station.
The Vaporetto will cross the magnificent Grand Canal and in just 10 minutes you will be in Rialto
In Rialto, when you go down, I will be there to take you to the apartment with a short walk of 5 - 10 minutes.
B) - BY CAR OR BUS (PIAZZALE ROMA)
If you arrive by CAR to the station of Piazzale Roma (close to that of the trains) you have to deposit the car in a municipal parking fee, or park a few kilometers before (near the airport) or near the train station in Mestre city, where there are large cheaper parking.
From there, take the bus or train to Venice that will take you to Piazzale Roma or Santa Lucia train station.
(From Piazzale Roma or from the railway station do everything as explained in point A).
IMPORTANT SUGGESTION: every ACTV line VAPORETTO ride costs 9,50 euros and lasts 75 minutes, I would advise you to buy the Tourist Travel Card (ACTV) based on your days of stay. (https://www.venise.net/travel-card)
It is very convenient and saves time and money. You can move with the Linea water bus, where you want and how many times you want.
C) - AIRPORT (3 solutions)
1 - From the Airport the furthest way to get directly to the flat is to take a Taxi-boat (RECOMMENDED)
that will take you in just 25 minutes, through the Lagoon, directly in Campo SANTA MARIA FORMOSA, very close to the apartment (50 meters).
It costs about 100-130 euros each trip: for example if you are 4 person, you will divide 30 euros each.

P.S. You have to ask the driver to bring you to Campo Santa Maria Formosa.
The Taxi-boat will stop behind the church of Santa Maria Formosa.

2 - From the airport you can take the bus (or a taxi-car) and go to the Piazzale Roma station and then do everything as in point A).
or
3 - From the airport another convenient solution, less fast, but a little cheaper (16 Euro person), is to take the ALILAGUNA LINEA BLU OR ORANGE vaporetto and BLU (70 minutes) get to SAN ZACCARIA (San Marco) very close to the apartment (150 meters), and ORANGE (35 minutes) get to RIALTO (300 meters from apartment). Line BLUE AND ORANGE departure alternates every 30 minutes
