A beautiful place in the Caribbean Mayan Riviera, Playa del Carmen, Mexico! in playacar phase 1
Villa Xaguar Studio is surrounded by large trees and gardens. The studio has 1 king size bed or 2 full size beds, with a kitchenette (with apliances, dishes and utensils) and a very enjoyable terrace to spend the afternoon or dinne al fresco. There is a beautiful heated pool half sunny and half under the trees, with a terrace to enjoy the day, and a cenote with a deck in the middle of them. The villa 45 meters away from the white sand beach.
You can walk to town, "Paseo del Carmen" and the 5th Av are ten minutes away walking, there you will find lovely shops and great restaurants.
The villa is a very quiet gated community with security 24/7, with tennis courts and "Xaman Ha" aviary. Playacar pase 1 is an exceptional place with ORIGINAL 1000 YEARS OLD mayan remains.
We have high speed internet with wifi.

Summary: We stayed for 8 nights in late February of ‘25. The property is 2 short blocks from the beach. There are a few palm trees there, but they are in the public walkway, so it’s best to bring an umbrella or other protection from the sun. The villa is also close to town, so you get the best of both worlds- the privacy, safety and tranquility of the Playacar neighborhood, and also within walking distance to Playa del Carmen. We had a few requests when we first arrived and Carlos and the staff took care of everything. We rated the cleanliness with 4 stars because the water pressure in the kitchen sink was very low. Overall it was an excellent stay, and hope to visit again.
