Historic Farmhouse with Ocean Views and Olive Grove Retreat | Villa in Passo Cordone (Loreto Aprutino), Italy

3 Bedroom Villa with Air Conditioner, Parking and TV
Casal Vittorio, about 300 meters above sea level, was probably originally an Aragonese watchtower. Restored for the first time in 1865 (as evidenced by an engraved external wall tile), Casal Vittorio was completely renovated in 1984, with the addition of a large porch on the East and South sides and all modern comforts, by the family of the current owners. Casal Vittorio is nestled in the rolling hills of Abruzzo, dotted with olive groves, vineyards, wheat and maize fields in the area of Loreto Aprutino (Pescara, Abruzzo), famous for the production of olive oil D. O.P. and the Montepulciano and Trebbiano d'Abruzzo wines.
Access to Casal Vittorio is through a private road that starts from the municipal road, salt between cultivated fields and fruit trees and is dotted with ornamental plants, oleanders and fragrant linden trees. Casal Vittorio is surrounded by a garden of 1000 square meters with a hundred centuries-old olive trees, fruit trees, ornamental plants, a hedge of oleanders and rose bushes, a small lake, and offers a spectacular view to the sea and a scenic sunset on the Gran Sasso that you can enjoy in complete privacy and tranquility while sipping a cocktail on a deckchair in the garden, or on the rocking under the porch, or on a comfortable armchair on the first floor terrace.
The structure of Casal Vittorio is the original one, and the walls, built in the manner of 1800 d. C. with amalgam of lime and stones, have a thickness of about 80 cm that makes all the rooms very cool even in summer: the air conditioning system is not necessary because the temperature inside the house never rises above the 24 degrees Celsius! The ceilings of the living room and kitchen are the original ones, with vaulted ceilings in the barrel-shaped living room in the kitchen made of raw handmade bricks - the famous "pianelle" from Abruzzo. The floors are made of fine handmade terracotta tiles from Salerno, and the roof is covered with old terracotta tiles. All the fixtures, doors and almost all the furniture are made of solid chestnut wood, but the house is also furnished with Emilian furniture from the 1800s. C ..
Casal Vittorio has a surface of 429 square meters. that develop between a ground floor of 172 square meters, a first floor of 157 square meters, and a deep porch of 100 square meters surrounding the sides of the farmhouse exposed to the south and east. The ground floor includes the entrance-kitchen, the living room with a large fireplace consisting of four rooms supported by a single central pillar, and a hallway which leads to a bathroom, the basement and stairs leading to the first floor. The first floor has a large living room with fireplace, three double bedrooms each with the possibility of adding a bed, two bathrooms and a 20 sqm covered terrace overlooking the olive grove and the Gran Sasso. Casal Vittorio is equipped with independent heating system, hot water service, and a sector alarm system for the two floors.
Externally in Casal Vittorio you can access an evacuation room (juxtaposed to the north side of the farmhouse) that contains the boiler, a professional kitchen with oven, a garden sink, a washing machine, a second refrigerator with freezer, and two fire-fighting tanks . Next to the access road to Casal Vittorio there is a large parking area surrounded by lime trees and oleanders.
