Positive: I was received but not expected by what I believe to be the on-site housekeeper who lives next door. I had booked the property only 24 hours in advance but this is no excuse for the owner to not communicate with on-site personnel. Nevertheless, dust covers were quickly removed from furniture and I was amiably familiarised with all of the available facilities. It is a beautiful, traditional sprawling bungalow with a covered external seating area and extensive gardens all well laid out and a joy to be in. Three large en-suite bedrooms are in use all with a/c, there are additional rooms that are not in use. The large shared lounge area has a single ceiling fan but no a/c, opening the large windows provides some cooling air-flow. Bed linen and towels were provided as is free filtered drinking water. Toiletries were not provided, i.e. there was no hand soap or shower gel in the bathroom, so bring your own or nip down to the nearby supermarket it's only 10 mins away. There is no TV. It was useful to have use of a washing machine. In between trains, the property is an oasis of calm; beautiful, vast gardens with an orchestra of entertaining local wildlife. Pay attention to the map provided by the owner there is a short cut from the main road to the property, it really is only about 75 metres. Attempting to find the property by road in a tuk tuk or cab is a challenge. I recommend using the short cut even though you will be carrying luggage and will have to skip over the railway line. I loved this property with its' old world charm and spacious accommodation and largely peaceful location. N.B. As stated in the T&C's the owners preference for payment is in USD not LKR. P.S. I did raise the issue of the fridge hygiene & wifi with Manu, the manager, he was responsive and helpful. He had the fridge cleaned the next day, sadly the wifi never improved.

Negative: Poor wifi even when sat next to the router. Although the kitchen is adequately equipped with microwave, utensils, pots & pans, sadly the kitchen, kitchen cupboards & kitchen equipment were grubby, the whole kitchen and some cutlery looked like it could do with a deep clean. The fridge looked like a health hazard (see photos). There was also evidence that a thorough clean had not been done since previous occupiers e.g. bins not emptied. You should note the proximity to the railway line. You will hear and sometimes feel the rumble of passing trains. They are not frequent, one every few hours I guess, and seem to start at about 5.15am and stop at about 8pm, this did not bother me but it may bother others.
