Welcome to CitySide Lofts – The Roost Sunrise Edition, a light-filled, third-floor 2-bedroom, 2-bath condo with a private rooftop patio and hot tub—your ideal base for exploring the best of Traverse City! Located within walking distance to downtown, parks, and beaches, this stylish and functional space is designed for relaxation after days filled with wine tasting, biking, and beachcombing. The condo sleeps up to 6 with one king bed, one queen bed, and a queen-size sleeper sofa.
We are pet-friendly! Pet fee is $125 per stay. A maximum of 2 dogs are allowed. Please let us know if you are bringing a fur friend so that we may get your pet amenities prepared for your arrival. We try our best to keep hair and allergens away, but guests with dog sensitivities should be aware. Please use our provided sofa cover and 'retired' towels for your fur friends. Booking guests will be responsible for any pet damage.
Quiet hours are observed after 9pm. We are in a residential neighborhood, so please make sure to respect our neighbors. No unauthorized parties are allowed.
Please note: This is a third-floor unit with stair access only—there is no elevator in the building.

Parking: One designated spot is provided in the private lot. Please only park in the assigned space to avoid towing. Overnight parking on city streets is prohibited by city ordinance during certain months. If there is more than one vehicle in your party, you may wish to consider parking the second car in the Hardy Parking Garage (303 E State St, Traverse City), which is a little less than one mile away.
Enjoy entertainment at your fingertips with our smart TV, equipped with a variety of streaming applications. Simply log in with your personal credentials to access your favorite shows and movies for a cozy, home-like experience.
A unique key code will be provided to our guests 24 hours before arrival for flexible check-in after 4pm. We are available for emergency contact.
Local Tips: Walk to beaches, restaurants, or rent bikes nearby. Civic Center Park, the Old Mission Wine Trail, and Bryant Beach are all within easy reach.
Please note, during our peak season (June–September) we discourage late check-outs and early check-ins due to the tight turn-around schedules of our cleaning teams. We are happy to allow for an early check-in or late check-out if our cleaning team is able to accommodate the request and still allow the rental to be cleaned to our quality standards and specifications. All early check-ins and late check-outs will be charged a $250.00 additional fee for this expedited service. We are able to accommodate early check-in and late check-outs during our off season (October–May) for a reduced fee of $50.00—please contact us for further information.
Please be aware guest stays longer than 10 days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays. Short-term guest stays may request a mid-stay cleaning for an extra fee.
Please note that 3 days before check-in time, we will place a temporary pre-authorization hold of $500 on your card. This hold verifies fund availability and covers potential incidental expenses during your stay. The hold will be released 7 days after check-out, pending no outstanding charges or damages. Your privacy and security are paramount, and all card information is handled confidentially.
For cancellations, please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund, the credit card processing fee will be deducted.

Visitors & Noise:
No unregistered guests or visitors allowed. The maximum property capacity is 7 people. Parties and events are strictly prohibited. Third parties are not welcome, and the place is for guests only. Quiet time after 10 p.m. Please refrain from making noises past 10 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.
Pets: Dogs are permitted in the house. Please declare your pets to us ahead of checking in and settle any pet related fees. Pet fees are $125 up to 2 pets. Please clean up after your fur friends and use the provided retired towels to clean your dogs. Please do not let your dogs venture into the neighbor’s yards during their walks.
Hot Tub: The hot tub is available for your enjoyment, please use it responsibly and at your own risk. To access the hot tub, please contact management for the key. All posted hot tub rules must be followed at all times. If the hot tub is misused or rules are not followed, resulting in the need for draining, cleaning, and refilling, a $325 service fee will apply.
Housekeeping:Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.
We provide black make-up towels and cotton pads for removing makeup. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.
