The Metta Gem is a 2-bed bungalow designed w/ the guiding principles of Metta: good will, loving-kindness, & a sincere wish of peace for all. Our home is a sanctuary to realign & find respite from daily obligations. Appointed w/ our luxury Metta Home bamboo textiles & amenities we value in our own routines, we want you to love your stay so much you want to bring the Metta home. Enjoy adventuring in this mountain city close to natural wonder in all directions, acclaimed dining, UVA, & vineyards.
The Space:
The Gem Upstairs is the 2 bedroom fully private upstairs level of our home The Metta Gem, there is a studio apartment downstairs as well. This home can be rented separately of together for 3 bedrooms. It has all the amenities you will need to enjoy your stay in Metta. As soon as you enter you will see our pink wall-- hang your things here and find the parking pass as well.
Walk on in & make yourself right at home. you've walked into our living area and to the right you will see the kitchen. In the living area we have included several office supplies to make work from home easy and convenient. The Smart TV in is mounted over the fireplace & visible from the living room, kitchen island, & dining area. Hulu, Netflix, Amazon, Pandora, Etc. are loaded. The kitchen is well equipped not only including a coffee pot, stove, dishwasher, fridge etc. but we also appoint our kitchen with tons of great extras including our special Mettā Blend Coffee - "Stir", roasted in Richmond, VA by Afterglow Coffee Co-Op. Additionally, there is a selection of creamers & sweeteners, a coffee grinder, olive oil & salt & pepper as well as a dishes and cutlery. Down the hall you find two Queen bedrooms and a bathroom. The beds are made with our luxurious bamboo silk Mettā Home brand sheets and these neat little moveable LED bedside lamps. You're sleeping on Metta Home mattresses and pillows too! The bathroom has shampoo, conditioner & shower gel as well as Metta Home towels, wash cloths and bathmats. All of our Metta Goods products are available to meet you back at your house through our website Metta-Home. com. You will find the bathroom has a hair dryer and first aid kit among other thoughtful touches. Please note the mini splits unit on the walls are operated via a remote control. Remotes should all be left where you found them. These serve as an economical and energy efficient heating and air-conditioning solution. Please enjoy our home as your own and treat it with respect. The Mettā Gem is centrally located between North Downtown and the University of Virginia. Located between Preston Avenue and Main Street.

* NO SMOKING anywhere inside the home. You may smoke outside; be sure you extinguish what you are smoking before leaving unattended. Be sure that all doors, windows and any opening where smoke may enter the house are closed and secured.
* HOUSE PARTIES & EVENTS ARE PROHIBITED
* You agree to act in such a manner as to allow those nearby peaceful enjoyment of their properties.
* We reserve the right to cancel your reservation at any time if you violate this policy.
* Advance notice is required for early check in requests and we'll do our best to accommodate those requests.
* We charge $25 per hour starting at 12 noon and will be requested through Airbnb upon check in.
* Late Check - Out: Check out is on or before 10am. If you would like to extend your check out time, please contact us in advance and we may be able to accommodate your request.
* Unauthorized late check-outs will automatically be charged 30% of the daily rental rate per hour stay past 10am.
* Your unique access door code will only work until the checkout time of 10 am unless other arrangements have been agreed upon.
* We understand that accidents happen, but please let us know if something spilled, stained, or gets broken during your stay.
* Failure to communicate any damages, we will pursue collecting for the damages through Airbnb and charge an additional 20% over and above the replacement costs.
** PETS MUST BE PRE-APPROVED Please send us a message should you want to bring your pet. There is a nonrefundable fee of $35 per pet that we will request upon check in. Long term nonrefundable pet fees are $150 per pet, per reservation.
You know your pet better than we do, please bring the appropriate accommodations for your particular pet. For example, if your pet is a shedder, please bring your own blanket to protect our furniture.
** Please pick up after your pet when walking them in the neighborhood.
** If your pet makes a mess in the house please clean it. Uncleaned pet messes and strong odors will be subject to additional fees.

Summary: Had a great two week stay at the house. Very quiet and comfortable, well setup, easy parking, lovely neighbors. Loved the location and walking distance to so many spots nearby. Great access to everything in town. Kitchen was equipped fairly well with pots/pans for meals that we didn’t eat out. Suspect most people staying aren’t using it much during short stays. Beds comfy, good shower, living room lounge furniture could be more comfortable, seems more for the look, but worked fine. Having laundry was great given the length of our stay. There is a separate basement unit that may be booked by someone else if you haven’t booked all 3 bedrooms. There was only someone there two or three of the nights during our entire stay and wasn’t an issue just surprising initially when we heard voices and people entering.
