This special home is located above the city wall and close to everything in Old San Juan, making it easy to plan your visit. The house is central to many historic sites and within walking distance of beautiful beaches. A miles-long ocean walk passes at your doorstep, taking you to El Escambron Beach and Condado. Enjoy a stylish experience at this centrally located Ocean View Villa.

The Ocean View Villa has three levels, with steps and stairs that bring you to different floors. On the lower floor, you'll enter the home into a comfortable living room with an open kitchen next to a dining room with an extra desk for working and a queen-size bedroom with an attached bath. You will reach the 2nd level through the interior patio on a beautiful outdoor stairway where a small twin-size loft room can be used for a 5th guest. The house is recommended and most comfortable for four people to sleep on one king and one queen bed. Following the open-air stairway to the 3rd floor, you will find the king-size master bedroom with a walk-in closet, the 2nd full bath with an oceanview shower, plus a comfortable terrace with outdoor seating and a cold water dipping tub.

Personalized CHECK-IN: As soon as you arrive in San Juan our assistant will welcome you personally in front of the property.. We provide one (1) check-in between 4 pm and 9 pm. Early and/or late check-ins can’t be booked, are possible only depending on availability, and a $25 fee/ tip to be paid in cash applies.
Personalized CHECK-OUT: On the day of departure, our assistant will return and check the property to see if it is in the same condition we left it to you. Check-out is between 6 am and 11 am. Late check-outs are possible depending on availability at the given moment and cost $25 extra in cash.
KEYS: We provide two sets of keys. Guest agrees to return all keys. The general charge for not returned/ lost keys and other items to access properties is $75.00 per set. If any kind of security keys are involved and/ or the owner requests for locks to be changed, the replacement cost may be higher. If guests lose keys during their stay and/ or lock themselves out, guests are responsible for calling a locksmith to open the door and/ or replace the keys. Owners and Managers DO NOT guarantee that they will be available 24/7 to open apartments or rooms that get accidentally locked.
BASICS: We are offering vacation homes away from home. Therefore, the owner shall provide basic furnishing, a basic set of towels (one bath towel and one beach towel per person plus one dish towel per kitchen and one hand towel per bath; the Owner does NOT provide washcloth), and one basic set of linens per bed, basic equipped kitchen as well as the INITIAL paper towel, toilet paper, hand soap, and dish soap upon arrival. Guests are responsible for refills. The owner shall provide a hair dryer and iron/ board. Guests are responsible for keeping the plumbing free and clear. Guests agree to NOT flush sanitary items, condoms, and too much toilet paper at once. Owner and Manager will be available during your stay to promptly respond to any Guest inquiries, usually within 24 hours. We do not provide a 24/7 front desk or room service, and no daily cleaning service. Guest understands and agrees to rent a home away from home, not a hotel or guest house room. The number of occupants/ visitors/ Guests shall not exceed the max. number of occupants as stated in the booking at any time. If more people are found to occupy the premises, the Guest agrees to pay for the additional people $150 per person/night. Guest can have up to as many members in his party as advertised, but the Guest who books and pays for the reservation is responsible for the entire reservation and members of his party. Guests are responsible for missing items, damage to premises, and conditions that require excessive cleanup. Charges may be assessed against the Guest’s safety deposit to replace, repair, clean, or otherwise restore the rental property to an equivalent condition before the Guest’s occupancy. Owner and Manager assume no liability for property loss or damages at any moment, nor liability for accidents, injury, stings, or wounds occurring on the premises. If the property has a pool, the Owner and Vida Urbana assume no liability for using the pool. Owner and Manager assume no liability for all kinds of damage and loss caused by natural disasters, unforeseen accidents, and/or unexpected damages to the property and the Guest caused by surrounding properties. Guests are responsible for the premises and the actions of their guests during their occupancy of the rental property. Outages of all kinds can happen in Puerto Rico. Owner and Manager assume no liability for water, electricity, Internet, and Cable TV outages if the problem is caused outside our property or responsibility. Not every apartment provides cable TV, so always ask for availability. Outages on any technical & electrical item & features (such as A/C, washer/ dryer, TV, etc.) will be worked on within 48 hours from when the owner or manager is informed. The owner and manager can not always guarantee a time frame for resolving the problem. Meanwhile, the owner and manager are not responsible for sudden outages or agree on compensation. CHILDREN UNDER THE AGE OF 12: If a guest plans to travel with kids, the Owner and manager must be informed in advance. Not all properties are CHILD-PROOF, and some owners DO NOT agree to welcome children to their properties. DOGS, CATS, PETS, AND ANY KIND OF ANIMALS are NOT allowed at the property at any moment. Guests agree to mention if they plan to travel with any kind of pet or animal to give the Owner and Vida Urbana the chance to verify potential health hazards to others, such as allergies, and to double check on local Condominium Laws and Regulations. Failure to mention pets or animals may result in cancellation without refund or compensation. PARKING: The owner and Manager do not provide any parking. On-street parking is very limited and mostly for residents only. Therefore, we recommend that any car be parked in a paid parking garage or parking lot at all times to avoid expensive parking tickets.
ZERO TOLERANCE: The guest and the members of his party shall not use or permit to be brought into the rental property any illegal controlled substances, firearms, or items hazardous to persons or property. In addition, smoking inside the rental property is not allowed. All of our properties are NON-smoking rentals. The owner and Manager will not tolerate any kind of aggression (verbally or physically) between Guests and/ or toward the owner, staff, neighbors, or anyone involved in the rental situation. Any extortion attempt will be reported and result in the immediate cancellation of the reservation without any refund. All Guests agree on immediate departure from the property without any further warning and no refund of rent nor deposit if any of the Guests have caused any situation where the police had to be called and/ or any animal was brought into the property without permission. No loud noise should be at the property between 10 pm and 8 am. Guests are NOT allowed to have parties and organize large get-togethers on the property, nor are they allowed to bring in any person other than the guests staying there. Any violation of our policies/ house rules may result in the forfeiture of the Guest’s safety deposit and/or early departure. Guests' suggestions, observations, or complaints regarding the property and service must be addressed immediately and during the stay. Any complaints not addressed at the moment or after check-out are considered invalid by the owner and manager. The owner and manager do not offer any kind of replacement nor compensation for any reason at all, nor outages of any kind of utilities such as water, power, Wi-Fi, or cable TV, nor are considered to be responsible for common areas in Condos, for neighboring properties nor the overall experience of Guests in San Juan and Puerto Rico. Any dispute shall be resolved in and according to the laws of The Commonwealth of Puerto Rico. ADMISSION: We reserve the right of admission.
