Positive: In a quiet lane a short drive from Barnstaple. Lovely countryside. Very nice main bedroom with large bed. Kitchen equipped for our needs. Excellent tv. Bathrooms had been designed to create an impression - but see below.

Negative: To put these remarks into context we run a holiday let offering identical facilities, in a desirable tourist area half a mile from an excellent beach.The price we paid for Rose Cottage was £150-200 more than the same week in our holiday cottage and in comparison we found Rose cottage rather expensive and could improve on some things: comfort of indoor seating ( seemed second hand) and provision of comfortable outdoor seating and table and chairs so we could eat outside.(deckchairs weren’t good seating for us!)We also had a problem with failing electricity and it was fairly difficult to get in touch with the agent/owner - we had a phone number, the website said opening hours 9am but no one was available until after 10, meanwhile we had no hot water, no working fridge or cooking facility (apart from the gas hob) since the night before. The problem was eventually fixed but we felt communication was poor. Also one of the showers gave us problems when the water wouldn’t shut off and the bath tub took ages to fill even a small bath as the hot water pressure was very low. Although the property is old and charming and has been set up to make an impression, things also need to work reliably!
