5 Bedroom House with Laundry, TV and Balcony
VIEWS EVERYWHERE
This is a modern, unique two-storey premium holiday house in Guilderton. It is well appointed and positioned to take full advantage of the fabulous 360°views.
ACCOMMODATION and FEES
Our house is suitable for families, extended family groups, couples and visitors from interstate or overseas. The house is NOT available to young adults and school leavers. Children under 3 are free.
The minimum base fee is for up to 8 guests. Maximum occupancy is 14. LONG WEEKENDS are 'peak' and have a minimum of 3 nights. Other minimum stays are set a peak times throughout the year.
There is a flat seperate to the house which is for the owners use only. It will not be occupied during your booking.
WELL EQUIPPED
The house is fully equipped with everything you need - seriously - just bring personal items, food, sheets and towels (unless you arrange to hire linen).
ENTERTAINING AND OUTDOOR LIVING
Two balconies allow enjoyment of the views and shelter from the prevailing breeze. The large kitchen and living areas are upstairs and the balconies are perfect for entertaining and relaxing. A large, shaded outdoor table between the house and the flat (also between the two grassed areas) is a perfect place to share a BBQ while enjoying lawn games.
All four bedrooms plus a games room or 5th bedroom are downstairs. There are two separate toilets and the two bathrooms, one of which is a semi en suite near the main bedroom.
The games room opens onto the back lawn and is an ideal area for children. Both the front and back lawn areas provide a cool place to play games and relax. Please note there are no fences or gates. There is a ramp from the garage driveway and steps at the front door and near the laundry.
ENVIRONMENTAL FEATURES
The main walls of the house are rammed limestone which keep the house cool in summer and warm in winter. Every room has ceiling fans. Rainwater is collected in two large tanks and used throughout the house for everything (including the toilets) so please conserve water.
Guilderton is 95kms from Perth - allow 1 hour and 15 minutes driving time.
SORRY - NO school leavers/young adults, NO smoking, NO parties and NO pets are allowed.
The owners reserve the right to accept or decline bookings at their complete discretion.
ACCOMMODATION DETAILS
THE HOUSE (Maximum 14 occupants)
A spacious entry provides stair access to the upstairs kitchen, dining and living area as well as the ground floor games-room/5th bedroom and the bedroom wing with 4 bedrooms, two bathrooms, two toilets and a laundry.
On the ground floor of the house there are four bedrooms (one with a semi en suite) and a games room which doubles as a 5th bedroom. Three rooms have queen beds (one can also have a single if required) and the triple room has a single and two extra long single beds (require KS sheets). The games room has a smart TV, new couches and two solid and super comfy 'Bunkers' day beds each with a trundle bed underneath.
As well as the ensuite there is a separate toilet, another bathroom and separate toilet are off the good sized laundry. The ceramic trough in the laundry doubles as a baby bath as well as third teeth cleaning area when the house is full. there is also an outside shower with hot water.
The minimum tariff is $500 a night for up to 8 people - with up to 6 extra people at $40 a night each.
THE FLAT
From 2021 the flat is reserved for the owners use. It may, in special circumstances and by special request, be made available at a significant cost. The minimum tariff for both the house and flat is $1000 per night.

A single mattress is available under the bed if required.
A universal access bathroom is off the bedroom and includes a toilet.

Please bring your own sheets and pillowcases, bath and beach towels, hand towels and two bathmats (three if you have booked the flat as well).

Are provided for your use and can be found in the kitchen. Please place all used items in the laundry on departure.
OPTIONAL COSTS
Linen can be supplied for you to make up the beds when you arrive. Please book at least a week ahead so the correct SHERIDAN sheets and towels are available. All used linen must be left in the laundry.
