Summary: The location is excellent. Very walkable to the old town, to shopping, and to anything you might want. However, the hotel is overpriced for Hoi An. It is not 5 star as advertised, but more like 3 star. The breakfast is very limited and basic. There seems to be only one young lady who runs the breakfast and everything else, and you depend on her for anything you need. For breakfast she served me some pancakes soaked in a super sweet chocolate concoction. When I asked for the pancakes without the chocolate concoction, she was not pleased and pretty much decided she was done with my breakfast - she brought back the menu but never returned again to my table. The service in general for any concern was again very basic, and limited to whether this young lady had the time or the interest to engage.
