NOISE:
Parties are strictly prohibited and will result in immediate cancellation with no refund. Our neighbors are full-time residence and while they are respectful of common renters, a party will be reported immediately. QUIET HOURS are between 8pm-8am.
POOL HEATING:
We installed solar pool heating on the property. It helps keeping the pool temperature warm but please note that the temperatures are at the mercy of the weather with solar. Gas heater is available to further heat the pool for an additional daily charge ($200/night), please contact us for details. Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture. Hosts will not be able to provide any refunds for occasional non working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.
MASTER BATH TUB:
Our water heater isn’t large enough to completely fill the tub with hot water. Cold water starts coming out of the faucet before the tub is full enough to completely soak your body. You can partially fill the tub with hot water. There are other bath tubs in the house that you can take a complete bath and we have the hot tub outside.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.

-The maximum occupancy for the property may not be exceeded at any time.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Landscaping & Pool maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Quiet hours are between 8pm-8am.
-Absolutely no parties or loud music, sounds or other disturbances to neighboring properties are permitted at any time.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation cancelled immediately.
Pool area rules:
The property has a swimming pool with a diving board and hot tub. The guest(s) will use the swimming pool, diving board, and/or hot tub at the guest’s own risk.
The host will not be held responsible for the injuries sustained by the guest and/or the guest’s occupants when using the swimming pool, diving board, and/or hot tub, and the guest will indemnify the host for any actions resulting from injuries to guest and/or guest’s occupants.
The guest further understands and acknowledges that there is no fence directly around the pool and hot tub and all children must be monitored at all times when outside.

-Security camera/recording device — Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.
-Amenity limitations — Our water heater isn’t large enough to completely fill the master bath tub with hot water. You can only partially fill the tub with hot water. Solar pool heating helps keeping the pool temperature warm but please note that the temperatures are at the mercy of the weather.
-Must climb stairs — 2-floor home, wooden stairs to second floor, be cautious
-Pool/hot tub without a gate or lock — Pool and spa accessible through side gate and all doors from house that allow access to backyard. There is no gate fencing around pool or spa.
