Positive: I admit I had low expectations going in based on 2 things prior to arriving: required check form multiple requests and the fact you don't receive key box code until exactly 4pm. An earlier arrival is €25. However, upon entering.... ALL of that frustration disappeared! The apartment (#1) is located up one floor via stairs but easy access even with heavy luggage. It is bigger than I expected and impeccably clean! There was a gift of wine & chocolates too! The view is the star and it is SPECTACULAR...the Old Main bridge, Marienberg Fortress, the River Main! Day or night you will sit in awe. Living room couch is hard & uncomfortable. Large TV. Bed is 2 twins together and the room is very small. Wardrobe for unpacking. FULLY equipped kitchen (stove/oven, fridge, dishwasher,microwave, toaster, spices, plenty of dishes and utensils, tea & coffee makers). Bathroom is small but functional. Storage space for toiletries. Shower is tight but the water is hot. Laundry for free use on entry level with detergent provided. You are within walking distance of everything! Main train station was about a 15 minute walk. I can't speak for parking as we used public transport.
Negative: Only downsides are (1) no clothes drying rack and (2) the traffic outside is heavy & loud on main road by river from 7am-11pm. Weekends are especially problematic with loud pedestrians. Hard to keep windows open with noise and smokers walking by.
