Casale Patrizia is situated in the beautiful Umbrian countryside covering the areas of Todi and Orvieto, near the village of Melezzole, in the municipality of Montecchio.
The area is well known for its high quality olive oil and excellent wines.
The distance from Todi is about 20 km (25 minutes drive) and about 35 km from Orvieto (40 minutes drive).
The house features reflect the typical Umbrian farmhouse, with beamed ceilings and terracotta tiles.
It is surrounded by a significant garden with parking spaces, on the which grounds lays a beautiful secluded swimming pool.
The distance from the village of Melezzole is about 2.5 km, where you can go for a drink in the local coffee shop. In the vicinity you could also enjoy a nice meal at the Semiramide restaurant where local specialties and pizza are served.
The house lays on three floors.
On the ground floor you access to the kitchen and the sitting room with fireplace and dining area through an entrance hall. On this floor there is a twin bedroom with en-suite bathroom.
The kitchen is fully equipped with a large variety of kitchenware as well as glasses, plates and cutlery.
The first floor is composed by two double bedrooms with en-suite bathroom and a studio with a single bed and an en-suite bathroom.
One of the double bedrooms and the studio have access to a roof balcony facing the east side of the house with a stunning view over the valley and the Appenines mountains.
The basement is reachable from an indoor staircase or by an outside entrance. There is a laundry room and a garage as well.
The house is conveniently located to easily reach all the most important cities in Umbria and in the central part of Italy. Todi is the nearest bigger city. It is recognized as a medieval place but its origins date back to the Etruscan and Roma civilizations.

Furthermore in the last few years Umbria has become important for having achieved great results for its wine production.
Montefalco, about one hour drive north, is famous for its reds, Sagrantino and Rosso, Orvieto for its white called Orvieto Classico, but other towns like Todi boast very good and cool wineries.

Relaxing hiking and trekking with easy footpaths are one pf the most important activities enjoyed by locals and visitors.
The closest villages worthy a visit are Morruzze, very old place with a stunning view over Todi and the valley, Morre (where a pharmacy is as well as a coffe shop and a little wine place wher food is served), Collelungo with a supermarket and a coffe shop, Izzalini where a bakery is and a coffee shop serving excellent food as well.
