You are just steps from the beach, in the highly sought-after neighborhood of South Mission Beach, California! Now with Split HVAC systems! With a partial ocean view, you'll enjoy the best of coastal living with the convenience of nearby attractions. This is a single unit in a vintage, Spanish-style quadplex. Looking for more space? We have 2 other units available to be booked with this one!
This 3 bedroom has the ability to sleep up to 10 guests, it offers ample space and comfort for families and groups. While our max guest count is 10 we only allow 7 adults in the property. 10 guests would be a mix of adults and children. Children under the age of 2yo are not included in the guest count.
As you enter the home, you'll immediately feel the coastal vibes and welcoming atmosphere. The living area is tastefully furnished, providing a great space to relax and unwind with family and friends after a day of sun-soaked adventures. The large windows allow natural light to fill the room, creating a bright and airy ambiance. There is a Smart TV with Roku for your entertainment.
The fully equipped kitchen is ready for your culinary delights, complete with modern appliances and all the necessary amenities for a home cooked meal and has a cozy bar for hungry onlookers! Whip up delicious meals and gather around the indoor table for quality time with loved ones or try al fresco dining with our outdoor dining table on the balcony during sunset.
The three bedrooms are thoughtfully designed to ensure a restful night's sleep. The primary bedroom features a comfortable king-sized bed, en-suite bath, and Roku TV. The second bedroom has a queen-sized while the third bedroom offers two twin sized bunk beds (4 twins total). Additionally, the living room includes a sleeper sofa for extra accommodation.
Two well-appointed bathrooms provide convenience and privacy for guests. Fresh towels, bar soap, shampoo, conditioner, and a hair dryer are provided for your comfort.
Step outside to the outdoor patio, where you can savor your morning coffee or grill up some fresh fish or juicy steaks on the propane grill. While the patio offers glimpses of the ocean, it's the perfect spot to soak up the California sunshine and breathe in the fresh coastal air.

For your convenience, there is a shared laundry room with one washer and one dryer available for guests use. The laundry room is on property and the machines are free to use. They are available on a first come, first serve basis. Detergent is provided!
THE LOCATION:
South Mission Beach is a vibrant and exciting neighborhood located on a beautiful peninsula in San Diego, California. The neighborhood is known for its stunning natural beauty, with the Pacific Ocean to the west and the calm waters of the bay to the east. This unique location provides residents and visitors with endless opportunities for outdoor activities and relaxation. One of the most iconic features of South Mission Beach is the famous rollercoaster called the Giant Dipper. This historic wooden coaster has been a beloved attraction in the area since it was built in 1925. It is a must-ride for thrill-seekers and families alike. The neighborhood is also home to a two-mile-long boardwalk that stretches from the pier at the north end to the jetty at the south. This scenic boardwalk is perfect for walking, jogging, or biking and offers stunning views of the ocean and bay. It is also a popular spot for rollerblading and skateboarding.
OTHER THINGS TO NOTE:
For added convenience, the property offers 1 garage parking space. The garage can accommodate a full size vehicle (truck or SUV) but require the driver to park very carefully. Garage dimensions are approximately 9' wide x 17'11 deep x 8' high (with a dip 6'3" height where the garage opener motor is located in the ceiling center). We recommend you use an additional person as a "spotter". We are not responsible for any damages to vehicles parked in the garage or surrounding streets. Guests are responsible for any damage done to the garage or building while parking.
Please note that you can occasionally hear airplanes and announcements made from the lifeguard tower. The beach is a congested area and during peak times can be lively.
Pets: Please note that cats are not permitted in our homes. We kindly request that guests limit their furry friend guests to one dog. Host must be notified of pets. Pet agreement must be acknowledged prior to booking confirmation and additional fees may apply.
Pack n play provided. Pack n Play linens and bedding are not provided, please bring your own!
BOOKING TERMS:
Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount. There is no grace period for Credit Card fees. Once booked credit card fees apply and can not be refunded.

Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.
NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.
San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.
Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.
No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.
Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.
Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.
Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.
Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.
No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be

Summary: Annual beach vacation with kids and grandkids. Large family so we rented upper and lower rentals. We have four kids so they split the week, two kids and their family’s at a time in the upper. We took the lower unit. The places are exactly as listed. Well equipped, sundries available, beach extremely close and the two parking spots are a plus. We had a regular sized and oversized SUV fit fine. If you need additional, there is a lot not too far away. Air conditioning was a super plus! It’s not in the bunk bed room, but with door or window open and a fan, it was just fine. Any questions we had, Cindy was extremely helpful and quick to respond. The only negative item I can offer, the actual “living space” is a bit small. However, using the outside patio is a great resource, not only for the extra space but to enjoy the wonderful weather. Planes are loud, but that was not a surprise to us as it is listed, plus we’re accustomed to the area each year. The family that lives there keeps to themselves, however if you do meet them, are super kind and nice. Unfortunately we had a medical emergency one night and the neighbors the next day checked in on us and brought over a baked food. Kind people. Overall, another great family vacation.
