THE PROPERTY:
From the living room, boasting 10-foot high ceilings, you’ll enjoy breathtaking views through an expansive wall of windows that frame an ever-changing vista of scenic mountaintop peaks. A 75" Samsung 4K Smart TV adds to the comfort, perfect for relaxing after a day of adventure. Photos don't fully capture the beauty of the view, you simply must experience it in person!
An open-concept contemporary kitchen features the latest stainless steel appliances and a fully stocked walk-in pantry with everything you need to prepare your favorite gourmet meals. Enjoy breakfast at the hi-top table connected to the living room, overlooking the beautiful mountain vista.
The master bedroom offers a comfortable king-size bed, floor-to-ceiling windows, and glass doors that open to your own private outdoor sundeck.
The master bath offers a luxurious spa-like experience, featuring an oversized walk-in shower with three separate waterfall shower heads for ultimate relaxation.
Additionally, the master bedroom includes a spacious walk-in closet that’s large enough to serve as a third bedroom, nursery, or private office. Air mattresses and sleeping bags are provided if needed.
The second bedroom opens into the living room through a set of French doors and offers views of the mountains and evening sunsets from the front side of the property.
From this home, you’ll experience an abundance of nature, including birds, deer, and other wildlife, with a gentle mountain breeze filling the air throughout the day. And if you need to check in with work, the home is also wired with AT&T Fiber-Optic High-Speed Internet.

************** RECENT UPGRADES **************
As of November 2024, we've completed some exciting new exterior upgrades to the property:
The old 8x8 ft wood deck off the living room has been replaced with a spacious 12x22 ft concrete patio, and the small sundeck off the master bedroom has been transformed into a contemporary 300 sq ft garden deck.
Additionally, we've added a new hot tub spa, a wood-burning fire pit, replaced the steep driveway with a more welcoming entry to the home, and raised the grade around the property by three feet in the backyard, making the view from the top even more spectacular!

Meet Leroy – our feathered freeloader!
Leroy is a mallard duck who’s settled in under the sundeck and shows no signs of leaving. He doesn’t fly, but he’s got no problem waddling right up like he owns the place, especially if there are snacks involved.
He’s bold, a bit opinionated, and enjoys shady spots, cool breezes, and surprise appearances near the patio. He’s harmless and mostly keeps to himself… unless you’ve got treats.
We didn’t expect to have a duck roommate, but now we’re duck people. Hopefully, you don’t mind sharing the space with him too :)
GUEST ACCESS:
We have plenty of parking space for 2–3 full-size (40 ft) trailers. The property features wide, separate driveways for comfortable, easy access, with no need to back up or make three-point turns. We're less than a five-minute drive from Hot Springs Off-Road Park, and you'll be right on top of the mountain!
Guests will have full access to the full house, front and back yards.

Jim and Adam (a father and son team) take great pleasure in co-owning and meticulously maintaining our stunning mountaintop vacation home in Hot Springs, Arkansas.
We take pride in hosting our first short-term vacation rental, combining the gold standard of hospitality with personalized, attentive service for our guests.
