The home:
Family and Pet Friendly home and neighborhood! Cozy, Comfortable, Cute and Clean! If you are bringing your four legged friend, please make sure you have a pet included as a guest when booking.
-One level Ranch (sleeps 9, plus pack n play provided = 10) 2 full Bath home in family friendly neighborhood yet close to town, shopping, restaurants, beaches, Thames River, parks, colleges, USCGA, Mystic and other tourist locations. WALK TO OCEAN BEACH PARK AND WATERFORD BEACH!!! Private Neighborhood Path to Waterford Beach.
-Outside, enjoy the large yard and back Deck with patio table, chairs, rockers and gas BBQ. Gravel Patio with Hammock! There is also a small brick Patio that has a fire bowl for your enjoyment! The driveway can accommodate one car. There is also on street parking available.
-Inside, you will find a BRAND NEW light and bright, open concept and well equipped Kitchen, Dining and Family room with all new Kitchen cabinetry, counters and stainless steel appliances. The dining room seats 6, plus 3 additional stools at the island. The family room has a gas fireplace and a Queen sleeper sofa. The family room has sliding doors to a front Porch with Adirondack chair! There is also a Laundry area with stacked washer and dryer.
-The 3 Bedrooms are all provided with bed linens (Mattress protectors, sheets (fitted and flat), pillows (4 for a Queen and 1 for a twin), pillowcases (and pillow protectors), blankets and quilts.) There are 2 Queen beds, 3 twin beds (2 are bunked and 1 is a pull out trundle), a pack n play, and a Queen pullout sofa sleeper (in the Family room.) (Top bunk requires climbing a ladder to access, but is equipped with a safety rail.) There are great ocean breezes and all Bedrooms (and Family room) have ceiling fans. There is also a whole house Attic Fan. The Bedrooms have window AC units.
-The Kitchen is equipped with pots and pans, bakeware, utensils, serving Utensils, BBQ utensils, dishes, knife set, glasses, wine glasses, mugs, pantry, garbage and recycle center, coffee maker, toaster, microwave, blender, crock pot, rice cooker, dishwasher, range, fridge/ freezer. Some plastic kids plates/ sippy cup, cups and utensils are also provided. There are also some basic pantry items like salt, pepper, sugar, oil, tea and coffee.
-The Patio is furnished with patio table and chairs, umbrella, and gas BBQ. (For safety reasons, please do not relocate the BBQ The BBQ is available Spring-Fall.) and dont forget a patio with fire bowl! There is also a separate gravel patio with a giant Hammock to relax and listen to the sounds of the waves and sea gulls!
-Tech wise the home has wifi with a 50” smart t.v. in the Living room ready for your apps/ streaming services (don’t forget your passwords!) There is a smart home passcode entry lock on the back door for easy keyless access.
-Please provide your own towels both Bath and Beach.
-Please provide your own beach gear (chairs, umbrellas, toys etc.)

So much to see and do! There is a map and list of things to do in the home for your convenience, but here is a little tidbit:
-WALK to both Ocean Beach Park and Waterford Beach from private neighborhood paths!!!
Ocean Beach Park can be seen from the front door! ((2) Parking/ Walk in Passes included, admits up to 10 guests, worth $50 per day!) While at Ocean Beach enjoy the boardwalk with Olympic sized pool (this is the community pool and does require purchasing daily wristbands), mini golf, amusement rides, restaurant/ bar, ice cream, summer time fireworks and concerts, bathrooms, and Lifeguards.) Waterfront Beach (Quieter beach with lifeguards, picnic areas and bathrooms.) is accessed from a grape vine covered walking path in the neighborhood. You can also walk to Harkness State Park via Waterford Beach (Beach, Fishing, Clamming, Hiking, Bike riding.) and the Eugene Oneill Theater is also just steps away! (Shows, and Outdoor pub in the summers.) You can also walk to Alewife cove, for fishing, crabbing or kayaking. There is a small boat launch right around the corner to launch your Kayaks! There is also a small tree lined neighborhood park with benches right across the street.
-Drive 5 minutes to downtown New London to hop on a Ferry to Block Island, Fishers Island or Long Island. Or stay in New London and enjoy boutique shopping, arts, museums, restaurants, bars, a vibrant waterfront including Barque Eagle tours. Also within 5 minutes are Mitchell College, Private Beaches on the Thames, , Niantic Boardwalk and shopping (there is also a bike rental place here.), and Alewife Cove for Kayaking!
-Just 10 minutes drive to USCGA (Go Bears! Yes we are a proud USCGA family!), Fort Trumbull, Naval Sub Base, and Conn College, public boat launch, Lighthouses, Public Golf course, to name a few.
-Mystic Village, Seaport and Aquarium are just 15-20 minutes drive away.
-20-30 minute Drive brings you to Foxwoods or Mohegan Sun Casino, Clinton Outlet mall, The Dinosaur Place, Supercharged Go Kart racing, or enjoy some of the Connecticut Wine trail with 25 wineries (7 within 30 minutes) to explore.
-New London is centrally located just 2 hours from Boston and NYC.
House rules:
There is an informative Binder located in the home that has a copy of the lease agreement, house rules, as well as helpful “how to”, “what if” and “where do I find” lists. Here are a few key items to make sure your Vacation is what you expect!
-Since this is a quiet family neighborhood, we cannot accommodate large parties/ groups under age 25. Please enjoy the amazing deck, patio and backyard, but outdoor activities should be kept quiet after 10 pm.
-Events are limited to 15 total attendees, including the guests in the home.
-There is no smoking/ vaping of any kind in the house or anywhere on the property please. Evidence of any form of smoking may result in immediate eviction and an additional $100 cleaning fee.
-This is a Pet friendly home, but you must get PRE- APPROVAL and pets must be well behaved, cleaned up after, and up to date on all necessary vaccines. Maximum 2 pets. Im sorry, due to insurance reasons, no bully breeds. We love our pets, and we know you love yours too and want them to be with you on vacation. But we have a couple of pet policies to keep in mind.
Pets are not allowed on any furniture please.
Pets are not allowed in the Bedrooms please. There is a baby gate to close the Bedroom Hallway off from pets entering the Bedroom area. There is a dog crate available (in the Living room closet) should you want/ need to use it. Please return it when you depart.
Please make sure you clean up after your pet. No one wants to step in poop! Not you, not me, nor the next guest! Thank you for your consideration.
If you are coming with your 4 legged friend, there is an additional Pet fee of $35 per night to cover additional cleaning costs. You must include your pet in your guest list when booking to apply the pet fee, thank you. Two pet maximum. Please absolutely no Cats, my daughter is extremely allergic.
-Standard Check in is 3:00pm and Check out is 11:00am. If we can accommodate an early check in or late check out we will let you know, but we cannot guarantee it as there may be guests leaving/ arriving before or after you and the cleaners need time to prepare the home to be in tip top shape for other guests as well as for you!
-The home is thoroughly cleaned, sanitized and restocked by a professional cleaning company between every guest.
-Check out Instructions. Please close and lock all doors and windows. Please turn off all Heat/ AC. Please take out the trash to the outside cans and run the dishwasher if there are any dirty dishes. Please let us know if there were any items missing or damaged during your stay so that they can be promptly replaced.
-Your VRBO rental fees include property damage protection for peace of mind! or you may choose a refundable deposit.
-There is a $150 fee for EACH beach badge lost or not left in binder at Check out.
