The home just north of town off the highway in a new development, just enough away from the hustle & bustle of town but also at the start of the main beach road for easy access to everything! You’ll find peace and tranquility, mixed with modern luxuries to experience Tulum with ease!
- Easy walk/bike ride to Tulum’s ruins for a tour (we recommend hiring a guide for a 45-min tour)
- Easy walk/bike ride to town where you’ll find boutiques, shops, bars, restaurants, cafes, activities, birds in the park, food carts, and more!
- Easy access to Gran Cenote or other nearby cenotes like “Cristal” or “Escondido”
- Walking distance to convenience and grocery stores
- If you want more archeological sites, head to Cobá Ruins, about an hour drive to see the tallest pyramid in the Yucatán peninsula, Nohoch Mul. And of course, Chichén Itzá (2-hr drive), the most famous of the Mayan archeological sites and a modern wonder of the world.
- Another cool Mayan site is MUYIL (~ a 20-min drive) located in the Sian Ka'an Biosphere. You can take a tour to float down natural canals built by the Mayans over 1,000 years ago.
- For adventure, head to one of the eco X-parks like Xplor, Xel-ha or Xcaret for a day of fun.

The townhouse is about 120 km/75 miles or about an 1 hr 40-min drive from the Cancun International Airport (CUN). It’s best to prearrange an airport transfer. Other Things to Note:
Electricity & Internet outages are a reality in Tulum and completely out of our control. If our guests experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.
Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.

The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.
Please be aware that MUN Townhouses is a community with full-time, peace-loving residents who also enjoy the Zen-y vibes of the Tulum experience. Kindly keep music, talking, etc to a respectful level – the houses are within close proximity of each other and sound travels! Please respect the community’s Quiet Hours which are between 10 pm and 10 am. There is 24-hour security on-site who are empowered to enforce them.
PLEASE NO SMOKING IN THE HOUSE and DON'T FLUSH PAPER DOWN THE TOILET. Mexico doesn't have a strong septic system and flushing paper causes clogging and septic problems. Please use the trash bin provided. Thank you!
Wi-Fi, 2 Smart TVs, bed linens, towels and a reverse-osmosis filtration system for drinkable water anytime are all provided free for guests during your stay. In the common areas, you'll find a climbing wall, ping pong table, a swimming pool with lounge chairs, a gym, a pool table & a rooftop where you can see the surrounding jungle.
Some home and bath essentials are provided like toilet paper, trash bags, hand soap, body wash & conditioning shampoo and some cooking condiments like olive oil, salt, pepper & some coffee capsules. These items however are not replenished. If you need more, you must purchase more.
There is no daily housekeeping service but a mid-stay cleaning service can be requested for an additional fee. Please dispose of your garbage in the trash cans located at the exit of the street, next to BOXITO store.
Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. We ask that you please help save energy by using the AC wisely, keeping the temperature at 25°C and turning off the AC and lights when you leave home.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Please be sure to leave the remote control for the gate upon check-out. The replacement charge for a lost remote is USD $50.
Please store your valuables in the safety boxes provided in the home. We will not be held responsible for any loss or theft.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID at check-in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- No diving in the pool and no excessive noise in the common areas.
- Speakers at the pool must be used at a low volume or please use earbuds/headphones.
- No food or glassware allowed in the pool area. Only drinks are allowed, in plastic cups.
- Please use earbuds/headphones if you listen to music in the gym. Kindly wipe-down equipment after use.
